Oakdale primarily focuses on submarkets with strong economic and demographic fundamentals in the Midwest, South, and Southeast. We expect our markets will continue to show stability and outsized growth over time. We take an iterative approach to market selection and will target additional markets on an opportunistic basis depending on our continued, frequent proprietary multifactor analyses.

Heatmap Score

When searching for the best locations in a top-tier market, we use a proprietary mapping system to identify target metrics at a hyper-local level. Our system measures and analyzes US Census Block Groups, the smallest level of information reporting, and looks for certain attributes that indicate a greater potential for rent growth and market outperformance.

Pinpoint Score

Each property within a particular Block Group has its own inherent characteristics that we believe factor heavily into investment performance. Some examples are size and scale, proximity to key demand drivers, and surrounding income levels. Each of these characteristics factor into an individual property score, called a Pinpoint Score, unique to each apartment community.

Confidence Score

Our system combines each Heatmap Score and Pinpoint Score to generate an overall Confidence Score that tells us how well a potential investment fits our target criteria, and the extent to which a particular apartment community is likely to outperform our expectations. This result allows us to quickly filter out projects that are not a fit and allows us to be more efficient with our resources.
